Q: Why are the construction materials used at Boardwalk Residences superior and energy efficient?
A: The Boardwalk Residences are being built using Insulating Concrete Forms (ICFs) which are stay-in-place formwork for energy-efficient, cast-in-place reinforced-concrete walls. ICFs create homes and buildings that are more energy efficient, stronger, more sound resistant, and more environmentally sustainable than any other construction method. Another example is our choice to use safety glass which provides extra protection from the elements as well as superior sound insulation. These are just a few of many examples.
Q: Are ICFs (insulated concrete blocks) a green building material?
A: Most of the definitions and programs of green building identify energy savings as a key criteria. Operating energy has the greatest environmental impact in any life cycle analysis, so any product which can reduce energy used in heating and cooling of a building is very "green". Both the EPS foam and the concrete are highly durable and have a long service life with no repair or replacement costs. ICF material is very resource efficient and ICF construction generates very little waste, much of which can be recycled on the jobsite.
Q: Why is the building considered "healthy"?
A: ICFs are closed cavity construction, with the concrete filling the entire cavity of the wall. Given that there is no place for moisture to travel in the wall, and that foam, steel reinforcing bar and concrete are all three inorganic material, they are resistant to mold and mildew problems. Additionally, the EPS foam used in ICFs does not produce any CFC's or HCFCs, and does not contain formaldehyde nor any other gasses which might affect indoor air quality.
Q: What makes Boardwalk floor plans different?
A: We worked hard to create a spacious, functional floor plan that makes the most of the slightly irregular parcel of land. Most other condo floor plans are the typical rectangle or square design you find in a symmetrical building. However, our ingenious architects took advantage of the irregularity of our parcel and therefore accomplished a slightly staggered layout. The result is larger, more unique floor plans with no two layouts on a single floor the same and no shoe box shaped skinny designs with long, dark hallways. We took the approach that you will want to spend as much time outdoors as indoors and therefore you will find terraces at minimum of 27 foot wide and 8.5 foot deep. All Boardwalk condos have large ocean view terraces and many also have rear mountain and city view terraces. This way you can catch the morning sunrise over the mountains while sipping your coffee and the evening sunset over the islands while sipping your cocktail!
Q: What is within walking distance to Boardwalk Residences?
A: Beach, boardwalk, restaurants, cinemas, theaters, modern shopping centers, meat and produce mercado, clubs, bars, convenience stores, pharmacy, casino, dance school, churches, banks, travel agents, and much more. Furthermore, the world's 3rd largest carnival parade passes right in front of this prestigious address as well as many other annual cultural events.
Q: Can the condos be rented out?
A: The initial answer is yes, however ultimately the home owners themselves will be in control of what is permissible. Most likely there will always be the opportunity to rent to both short and long term renters. The average 2.5 bedroom condo with ocean views in Mazatlan is renting for up to $1,800 per week according to some estimates.
Q: What are the immigration rules regarding property ownership?
A: You do not have to have a permanent residency visa (FM3) to own a property in Mexico, however there are benefits to having it and obtaining an FM3, which is a relatively simple process. Some benefits include discounts on property taxes and airfare as well as beneficial capital gains tax breaks. The process is to fill out some simple paperwork, provide 2 months of bank statements, provide an address which can be a hotel or friends house, and pay the approx $200 USD fee. 10 days later you will receive your FM3. This can be done through a Mexican consular office outside of Mexico or on your next trip to Mazatlan or most other Mexican cities that have immigration offices.
